3 Bed House to 5 Bed HMO

When the client came to us with plans for a 6 Bed HMO, we know immediately that the Architect that had drawn them, did not have the investment as a whole in mind when he issued his plans. The rooms were far too small at the rear of the property, and the 2m extension would not have been cost effective for the investor, creating minimal extra space and adding hugely to the bill.

The client was willing to drop to 5 Beds when we indicated that with better quality rooms, we could achieve a rental figure close to that of the 6 bed, but without the costly planning and building costs. We set to work redesigning the refurbishment and, opted for an incredibly cost effective 5 Bed HMO, with 2 en-suites and a large shared bathroom. We kept the finish high, with premium quality fixtures and tactile finishing’s which make a big difference to the feel of the property.

By keeping an eye on the end goal of ‘ROI and happy tenants’, we were able to create a flexible space that required less outlay, and, with a build time of less than 5 weeks, was incredibly quick. By properly assessing, the tenant type and expected returns before a build goes ahead, we are able to properly investigate the investment as a whole, and protect your you from expensive mistakes.
