Purchased in 2018 for a BMV price, this large 3 bed end terrace property in a strong rental area of Gillingham was perfect for professional tenants. We wanted to give them a large communal space to relax and socialise so we added a 24m^2 extension to the rear of the property. We also removed the whole chimney stack, increasing future flexibility of this investment into larger HMO or flats in due time.
Using our HMO specialist builders, the project took 8 weeks, start to finish for the building works. Before the project we made a fully scaled 3D model of the finished property, in order to check room sizes, locate furniture, position plug sockets and plan out all of the details, before the demolition started. An ergonomic space makes for longer staying tenants!
We were able to achieve top market rent for this property, and even managed to let rooms to key workers during the COVID-19 outbreak, showing the quality of this property. Being end terrace, this property has plenty of scope for further development in the future and the client is already looking into the loft and the garden for more income generating potential with bedrooms and home offices.
